Why Fire Damage Specifically
Most cash buyers treat fire as one item on a list beside divorce, foreclosure and inherited property. It does not belong on that list. A fire file carries an insurance claim with regulatory deadlines attached, a servicer that may be holding proceeds, a structural question a general contractor is not qualified to answer, and in Chicago a permitting question that can decide the outcome before price is discussed.
Buyers who see one of these a year price them badly. They discount heavily to cover uncertainty they never resolved, and that discount comes out of the seller. Working on one asset type is what allows the uncertainty to be resolved rather than priced in.
Why This Market
Because Chicago's housing stock rewards knowing one specific thing, and most buyers do not know it.
What Makes a Chicago Fire Loss Different From Other Markets?
A buyer applying a formula built for frame housing will undervalue a standing masonry shell, or will fail to notice that heat has compromised one. Both errors cost money and they run in opposite directions.
The second local variable is permission. The 1996 historic resources survey covers a great deal of ordinary Chicago housing, and an orange or red rating can hold a demolition permit for up to 90 days. Whether that hold applies, and whether a dangerous-condition determination has removed it, changes what a cleared lot is worth. Knowing to check is not background knowledge here; it is the job.
